Pre-Design
Pre-Design stage is a prerequisite steps towards an informative process to determine the viability of the propose project. This procedures gathers important information and data that may be use by the project owners and professionals, as references in designing and implementing the propose project. This process would help prevent wrong decision makings and minimize errors in setting up a project. In fact, it this is an essential activity that should not be missed or taken lightly before pursuing any project.
Some project owners do not realize that they are unconsciously doing this activity on their own way. But it would always be beneficial to hire and be guided by the right professionals.
The recommendations from the professionals should provide factual information as guide for the project owner, the designers, and the project implementors to base their actions on.
The Pre Design services by a professionals may include verbal, written, 2D or 3D drawings, videos, or models, as their professional outputs. This is of course dependent on the agreed professional contract between the professional/s and the project owner/s.
Design
This stage can only be done by licensed and registered professionals.
It is an outmost importance that the project has full coordination with the project owner/s and the professionals before the design process commence. All vertical projects must be designed, signed and sealed by its respective rightful licensed and registered professionals in the Philippines, except when a foreign professional obtains a special permit to practice from the Professional Regulations Commission (PRC).
All project designers must collaborate among themselves in regards to their respective technical documents.
The minimum outputs of each professional shall include technical documents such as plans, elevations, sections, specifications, bill of quality, analysis and computations necessary to complete the technical document. Aside from supplying other documents required by other stakeholders, such as government, subdivision, Homeowner's Associations requirement and others.
Design-Build
Design Build is another approach in the delivery of service by an architect. This service requires an in-depth technical knowledge and wide range experiences in the design and build services. The professional who will take the lead in rendering this services must be able to balance the design parameter made by the respective professionals of the project and be able to build it in accordance with the design criteria and the specifications provided by the respective professionals.
A number of project owners are more inclined to have qualified professional to do this method of service for two reasons

The main participant must be a licensed and registered professional and at the same time a qualified builder.

This method of application is a tedious and a challenging work for most project owners because this requires a lot of time and knowledge in this field of service.
Project Management Construction Management
Project Management takes care on all administrative, finance, and technical issues and concerns of the project involving. This involves activities from the pre-design stage up to the post construction stage.
While Construction Management is more focus on supervision, coordination of the project. It also involves the cost and time control, quality control of the works and the keeping of all the records that pertains to the construction of the project.
In most cases, the lead professional on vertical projects are the architects. This is the reason why the architect is the best professional to be hired as the project manager or the construction manager. It is also noted that the design of the architect is being use as the main design reference by other professionals, such as the structural engineers, electrical engineers, mechanical engineers, sanitary engineers or master plumbers, interior designers and other professionals, in coming up with their respective design service.

This kind of professional service may come handy on some projects that may require an expertise of a professional or professionals to complete a project.
There are professionals who have the experience, the know how and may have the proper training on specific component of a building.

One of the main purpose of having the correct building technology being applied in a project is for efficiency and economy.
The designers of the project designs and specify the best building material or building technology for the project. They know the standard and current product in the market.
